Repair, replace or remodel — what's actually worth doing

A toilet that runs intermittently almost always needs a $35 flapper and fill-valve combo, not a new toilet. A faucet that drips usually needs a cartridge, not a replacement. A garbage disposal that hums but doesn't spin can sometimes be freed with a wrench from the bottom. We tell you when a repair is the right answer and we tell you when the fixture itself is too far gone or too old to keep maintaining — single-handle faucets older than 15 years often can't be rebuilt because parts aren't made anymore.

When you're remodeling, we work directly with you (or with your GC) on rough-in plumbing for the bathroom or kitchen — drain locations, supply locations, vent sizing, shutoff placement and the final fixture install. We coordinate with the inspector, pull the permit when one is required, and document the rough-in so the rest of the trades can do their work.

The boring stuff that matters: shutoffs, supplies, traps

Most fixture failures aren't the fixture — they're the parts you don't see. A 30-year-old multi-turn shutoff that won't fully close, a chrome supply tube that's crystallized at the connection, a slip-joint trap that someone hand-tightened. These are the parts we replace as part of any fixture install, because skipping them is what creates the next call. The cost is small, the labor is built into the visit, and the fixture lasts the way it's supposed to.
