Homes built in the 1980s and earlier through Marietta, Roswell and east Cobb were largely plumbed in copper, and the older soft copper develops pinhole leaks as the water chemistry slowly eats the pipe wall from the inside. Homes built in the late '80s through the early 2000s often have CPVC or polybutylene; polybutylene specifically fails at the fittings and is worth proactively replacing. Newer construction is mostly PEX, which is the most failure-tolerant material in this market but can still split when a freeze gets to it.
Underground, the water service line from the meter to the house is the single most expensive plumbing component most homeowners will ever replace. Galvanized service lines in older neighborhoods are at end of life; old copper service lines develop pinholes from soil contact; even properly-installed PVC service lines fail when the ground shifts or a tree root finds a joint. We can usually pull a new water service line trenchless from the meter to the house with minimal lawn damage.
The wrong way to do leak detection is to cut drywall and look. The right way is to isolate the system, pressure-test, listen with acoustic equipment, scan with thermal imaging, and pinpoint the location before any opening is made. On slab leaks we use ground microphones and tracer gas to put a mark on the floor within a few inches of the actual leak — so the slab opening is the size of a cereal box, not a closet door.
For underground service-line leaks we use line-tracing and pressure-decay testing to confirm whether the loss is between the meter and the house or inside the home. That one decision changes the scope from a $300 repair to a $4,000+ service-line replacement, so it's worth doing right.
