Should I repair or replace my water heater?
Rule of thumb: if the unit is under 8 years old, repair almost always wins. 8–12 years and a major repair (gas valve, both elements, tank leak), you're usually better off replacing. Over 12 years, replace.
Why is my water heater making popping sounds?
Sediment buildup on the tank bottom. Water trapped under the sediment boils and pops. A drain-and-flush helps if caught early; severe buildup means the tank is losing efficiency and may be near end-of-life.
Why does my hot water look rusty?
Usually a spent anode rod that's no longer sacrificing itself to protect the tank — the tank is now corroding instead. Replacing the anode early extends tank life significantly.
Is a water heater leak dangerous?
Water on the floor from the T&P discharge or drain valve is usually a repair. Water actively leaking from the tank itself means the inner tank has rusted through — replacement is the only fix.
